Dubai Property Sales in August 2026

Dubai recorded AED 27.87 billion in property sales in August 2026. NIP examines the monthly slowdown, the role of land transactions, and the differences between areas leading by sales volume and value.

Dubai Property Sales in August 2026

Dubai recorded 11,595 property sale transactions worth AED 27.87 billion in August 2026, according to NIP’s compilation of Dubai Land Department dashboard figures. Transaction numbers fell 16.7% from July, while total sales value declined approximately 20.1%. Yet the headline movement conceals differences between property categories and locations.

The most useful question is how that activity was distributed. Areas leading by transaction count were not necessarily those attracting the highest value per sale, and movements in land transactions affected the market-wide total. For readers assessing a particular community or property, those distinctions matter.
 

A quieter month within an uneven year

July recorded 13,925 sales worth AED 34.87 billion. August’s lower count made it the second-lowest month by transaction volume in the January–August series, after May’s 10,472 sales. August did, however, record the lowest total sales value in that eight-month series.

These figures describe registered sales activity. They do not establish a corresponding fall in property prices. Monthly totals reflect both the number of sales and the mix of assets transacted, including apartments, villas, whole buildings and land plots.

Land transactions explain much of the change in value

Land represented only 6.8% of transactions but approximately 27.7% of total sales value. Its aggregate value fell from AED 12.43 billion in July to AED 7.71 billion in August. That reduction accounted for roughly two-thirds of the overall monthly decrease in sales value, based on the rounded category totals.


 

 

Different property categories moved differently

Unit sales value fell from AED 19.80 billion to AED 16.80 billion, while the combined value of villas and buildings increased from AED 2.64 billion to AED 3.37 billion. That increase included one whole-building transaction worth AED 725 million. A rise in aggregate value can therefore reflect a small number of large transactions rather than a broad increase in prices.
 Apartments accounted for 9,397 of the 10,120 unit sales, or 92.9%. The unit category also includes offices, shops, hotel apartments and hotel rooms. Separately, the report records 681 villa sales worth approximately AED 2.64 billion under the building category. Apartment dominance within units should not be mistaken for a complete description of the residential market.
 

Where transaction volume and value diverge

Madinat Al Mataar led unit transactions with 1,727 sales, followed by City of Arabia with 769 and Jumeirah Village Circle with 729. Together, these three areas represented approximately 31.9% of unit transaction volume.

Business Bay illustrates why rankings by count and value tell different stories. It recorded approximately one-quarter as many unit sales as Madinat Al Mataar, yet generated around 92% of its sales value. The figures point to a different transaction mix and higher average transaction values; they do not establish superior investment performance.


 

First sales are not the same as off-plan sales

First sales accounted for 6,340 unit transactions, or 62.6%, with resales accounting for 3,780, or 37.4%. This describes the sale sequence, not the property’s construction status. A completed unit can be sold for the first time; an off-plan property can be resold before completion.
 The 62.6% figure should therefore not be presented as the off-plan share. Nor does a high first-sale count show how easily an owner could resell a specific property. That requires evidence on comparable resales, available competing stock and the time taken to find a buyer.
 

Project activity needs the right context

The ten leading project rows in the report total 2,133 unit transactions, equivalent to approximately 21.1% of the unit market. Several rows are separate phases of Azizi Venice. Measuring concentration at the master-development or developer level could therefore produce a different picture from a ranking of individual project phases.

Project-level activity is useful for identifying where registrations are occurring. It should not be treated as evidence of handovers, rental occupancy or future price growth without separate supporting records.
 

The NIP perspective

August’s results support a more specific reading of Dubai’s market. The citywide slowdown in registered sales was accompanied by different movements across categories and areas. A market-wide average is therefore an incomplete basis for evaluating an individual property.
 

For any purchase under consideration, the relevant comparison is a similar property in the same building or community, with a comparable size, condition and completion status. Price per square foot helps, but view, layout, service charges and payment terms also affect the comparison. For an income-led purchase, rental evidence and ongoing costs need to be assessed separately from sales activity.

NIP’s approach is to use market statistics to frame the questions, then test the specific property against relevant evidence. August provides a useful view of where transactions occurred and how much value they represented. It does not provide a universal verdict on every segment of Dubai real estate.
