The better choice between off-plan and ready property in Dubai depends on when you need income, how much cash you can commit and how long you can hold the asset. A payment plan can spread expenditure, while a completed property allows a closer assessment of the building and its rental evidence. Neither feature, on its own, establishes a better investment.
Start with income timing
A ready property can begin generating rent once it is legally available, prepared and occupied by a tenant. A vacant unit still needs a letting period; a tenanted unit requires review of the existing lease, rent and payment record. “Ready” does not mean rent starts on the purchase date.
An off-plan unit normally produces no rental income during construction. The buyer must be able to fund the remaining payments and tolerate a later income start if delivery or leasing takes longer. Assess that period against your own cash needs, rather than assuming future rent will cover instalments.
Read the payment schedule for the actual unit
For a direct developer purchase, ask for the complete dated schedule, including the handover balance. For an off-plan resale, establish what is payable to the seller now, what remains payable to the developer and which transfer charges apply. A launch advertisement showing a 20% booking payment may not describe the terms available to a buyer today.
Financing should be assessed separately. Compare the deposit, bank charges, repayment schedule and the rate after any initial fixed period. A monthly instalment calculated at one constant rate is a scenario, not a promise that financing costs will stay unchanged.
Compare properties on the same basis
Use similar locations, sizes, bedroom counts, layouts, views and quality. A citywide average price gap may reflect the mix of properties sold. Likewise, asking rents are not signed leases, and a building average that includes large duplexes may overstate the rent relevant to a smaller apartment.
A worked example of rental income
The following fictional cash-purchase example explains the calculation. All inputs are assumptions, not market benchmarks or a quotation. It assumes an unfurnished ready apartment and excludes financing, appreciation and sale proceeds.
| Item | Assumption or result |
| Purchase price | AED 2,000,000 |
| Acquisition and preparation costs | AED 140,000 |
| Total invested capital | AED 2,140,000 |
| Annual scheduled rent | AED 140,000 |
| Vacancy and collection loss (5%) | AED 7,000 |
| Rent collected | AED 133,000 |
| Service charges | AED 20,000 |
Management including any VAT (assumed 7% of collected rent) | AED 9,310 |
| Maintenance allowance | AED 5,000 |
| Other operating costs allowance | AED 3,000 |
| Operating income before finance | AED 95,690 |
| Gross yield on purchase price | 7.00% |
| Operating return on total invested capital | 4.47% |
Gross yield is scheduled annual rent divided by the purchase price. The second measure deducts the stated operating costs and uses purchase plus acquisition costs as its denominator. Refundable deposits are excluded from this example. Replace the allowances with actual quotations, including insurance and letting costs, before assessing a real property.
If an otherwise comparable off-plan unit takes two years to become income-producing, the ready unit would generate AED 191,380 over those two years under unchanged assumptions. This is an illustrative income difference, not a required off-plan price discount: payment timing, returns on unspent cash, handover costs and future values must also be considered.
Check the building and the exit route
For off-plan, review the project registration, construction status, escrow details, contract and written assignment conditions. Dubai REST provides project information including completion progress and escrow account details [1]. These checks improve visibility; they do not guarantee delivery dates or future returns.
For ready property, inspect the unit and common areas, verify the ownership documents, review tenancy terms and obtain the building’s current service-charge statement. DLD’s Service Charge Index allows users to check approved charges [2]. A neighbourhood cost range is not a substitute for the specific building’s charge.
For either option, examine comparable resales and competing units. New project launches and handovers can expand a future buyer’s choice. Scheduled deliveries should be treated as a scenario, with attention to location and unit type. High transaction activity alone does not establish that your property will sell quickly.
Which option fits your objective
| Priority | What to assess |
| Income in the near term | Ready property with evidenced rent and actual operating costs |
| Staged deployment of capital | Off-plan with a confirmed current payment schedule and affordable handover balance |
| Ability to inspect before buying | Ready property condition, building management and existing use |
| Longer holding period | Both options; test the entry price, future competition and exit costs |
The NIP perspective Start with your income needs and available capital, then test the actual unit. Off-plan can fit a buyer who can fund the schedule and wait for completion. Ready property can fit a buyer seeking earlier income and more observable operating evidence. The decision should follow a dated cash-flow comparison and a realistic exit plan, rather than a headline yield or booking percentage.
